Work out who decides

For a townhome or condo, the roof and gutters may belong to the association, to the unit owner, or be split by wall. Read the declaration before you reach out to anyone. A board or property manager typically authorizes building-wide work, while an owner may only arrange access to their own section.

Altamonte Springs has condo communities; one realtor listing describes Montgomery Club as non-gated condos built mostly between 1982 and 1985.

What we need for a building quote

Gather the following before you submit the form:

• Number of buildings and stories
• Approximate roof edge length, if known
• Whether downspouts share an underground line
• Access: gates, parking, screened patios
• Preferred days, and whether residents need notice

A list like this lets us decide whether a site visit is needed before we quote. Supplying it also makes it easier to compare two quotes on the same footing.

Association rules and paperwork

Florida's statute on HOA architectural review ties committee decisions to the governing documents and published guidelines. Cleaning rarely counts as a change, but if a job includes new gutters, a different color or hardware, confirm the process first. We do gutter and downspout cleaning only, and we cannot tell you what a specific community requires.
